New STR Permit Fees: Help Us Track the Impact
San Antonio’s new Short Term Rental permit fees take effect October 1, 2026.
The three-year fees will be:
Type 1, owner-occupied: $450
Type 2, non-owner-occupied: $1,000
As STR permits are valid for three years, not every host will encounter the new fee immediately. Existing permit holders will pay the new rate when their permits come up for renewal.
For some hosts, the increase will be particularly significant. A Type 2 operator who last renewed in 2023 paid $100 for a three-year permit. That host never paid the $450 fee adopted in 2024 because the existing permit remained valid. At the next renewal, the fee will be $1,000.
That means the impact of the new fees will roll through San Antonio’s STR community over the next three years as permits expire and are renewed.

We want to hear from everyone, including hosts who renew and aren't particularly concerned about the increase. The goal is to collect actual information about what happens as the new fees take effect, not just opinions about what might happen.
