Our Community: Sometimes You Just Need Someone in Your Corner

Real people. Real questions. A community that helps.

One of the things I love most about STRASA is getting to know other hosts and helping them navigate the sometimes complicated world of short-term rentals. We all have questions, we all run into unexpected situations, and none of us knows everything.

Over the years, I've learned a lot about San Antonio's STR regulations, hotel occupancy taxes, permits, and the people at City Hall who administer them. I've also gotten to know some terrific hosts and business professionals who are generous with their knowledge and experience.

And when someone calls or emails asking for help, I genuinely enjoy seeing what we can do.

Here are three recent examples of what that looks like.

Help! My Permit Has Been Revoked!

Imagine opening an email from the City telling you that your short-term rental permit has been revoked because of unpaid hotel occupancy taxes. You're understandably upset. You've been filing reports, paying your taxes, and doing what you thought you were supposed to do. Now what?

That's exactly what happened to a San Antonio host who reached out to me recently.

She was confused and worried. She had checked her account, and everything appeared to be in order. I asked her to forward the notice and her tax records so I could take a look.

Something didn't seem right.

I contacted the City's Development Services Department, copied her on the correspondence, and asked officials to review the situation. By the following morning, we had an answer. The City acknowledged that her permit should not have been revoked and reinstated it that day!

It turned out that some hotel occupancy tax reports were still missing, even though the host had been filing and paying regularly. I helped her understand what needed to be corrected and reminded her to verify her mailing address so future notices would reach her.

And then, naturally, I invited her to our next STRASA gathering and told her she could buy me a margarita. Or a coffee. I'm not picky!

The important thing is that she had someone to turn to, and we were able to get answers quickly. I can't promise that every problem will be resolved overnight, but I'm always happy when I can help a fellow host get things straightened out.

From Hosting to Building a Business

Not every call I get is about a problem. Sometimes it's about an opportunity, and those are some of my favorite conversations!

Recently, I received a voicemail from a fellow host I'd helped previously with Airbnb taxes. He and his wife already operate their own short-term rentals, but now they're thinking bigger. He wants to build a property management business for his wife, something they can grow together and eventually operate as a team.

He had plenty of questions. How do you manage properties for other owners? What permits are required? How should management contracts be structured? How do you handle payments, bookkeeping, and accounting when you're responsible for someone else's property?

I certainly don't have all those answers, but I know some terrific people who do!

I reached out to our STRASA board, and two members immediately stepped up. One offered to help him understand the basics of getting a property management business off the ground, while another connected him with accounting advice and a bookkeeper who could help him establish the financial side of the operation.

Just like that, a phone call asking for guidance turned into several valuable connections with people willing to share their experience and expertise.

I love this about STRASA. We have hosts who are just getting started, experienced operators who have learned a thing or two along the way, and business professionals who understand the many moving parts of this industry. When we bring those people together, wonderful things can happen.

I don't know where this couple's new business will take them, but I'm delighted that STRASA could help them get started. And I hope they'll someday be the ones sharing what they've learned with another aspiring entrepreneur.

A Phone Call Nobody Wants at 2 a.m.

Another host's experience illustrates why I spend so much time sharing practical compliance information.

A property owner received an unexpected phone call in the middle of the night because the contact information on a short-term rental permit was outdated. A professional management company had taken over responsibility for the property, but the permit still listed the owner's information.

It was a simple oversight, but one that created an unnecessary headache. Once the problem was discovered, the management company checked its other properties to make sure the same mistake hadn't been repeated.

Learning hospitality from other hosts and property managers

When I heard about the situation, I thought it was worth sharing with our entire hosting community. After all, how many of us have checked the contact information on our permits lately? Does the City have the correct phone number? Is the emergency contact accurate? Is the information posted inside the property current?

I wrote about the experience on the STRASA website because I'd much rather help hosts prevent a problem than have to help them solve one.

That's one of the things I enjoy most about this organization. We learn from one another. A question from one host can turn into useful information for hundreds of others.

"One host's experience can become a valuable lesson for the entire community. That's what sharing knowledge is all about."

Why Become a STRASA Member?

STRASA offers networking events, educational classes, compliance resources, business connections, and regular updates about what's happening with short-term rentals in San Antonio. Those are all excellent reasons to join.

But there's something else that's harder to put on a list of membership benefits.

It's knowing that someone cares.

I've spent years building relationships with City officials, learning the regulations, asking questions, and working to make responsible hosting easier in San Antonio. I enjoy sharing what I've learned, and I especially enjoy helping hosts find their way through situations that can sometimes seem unnecessarily complicated.

Sometimes that means contacting someone at City Hall. Sometimes it means explaining a regulation, connecting a host with a local business, or sharing a lesson that might save someone else a headache. And sometimes it means introducing someone with a big idea to the people who can help make it happen.

STRASA happy hour October 2026

Of course, I can't solve every problem, and STRASA isn't a substitute for professional legal or tax advice. But I can listen, ask questions, and do my best to point someone in the right direction.

And I'm not alone. STRASA is an entirely volunteer-run organization supported by people who care about responsible hosting, our neighborhoods, and our community.

When you join STRASA, you're not just paying membership dues. You're helping build a community where hosts look out for one another.

And if we can share a coffee or margarita along the way, even better!
