Best Practices for STR Hosts: Why Being a Good Neighbor Matters

  • 2 min read

Short-term rentals depend on trust. When guests respect neighbors, communities remain open to hosting. When they do not, complaints lead to stricter regulations and enforcement that affect every host. A few bad experiences can shape local policy. Setting clear expectations with guests is one of the most effective ways to protect your property, your business, and the future of short-term rentals in your area.

Clear expectations reduce complaints, prevent enforcement issues, and protect your ability to operate. Most city action against short-term rentals begins with repeated neighbor complaints.

For Hosts to Share with Guests

This guide is designed to help hosts set clear expectations with guests before and during their stay. When guests understand they are staying in a residential neighborhood, not a hotel, issues drop significantly.

Use this language in your listing, pre-arrival messages, and house rules.

Suggested Pre-Arrival Message to Guests

Welcome. We are glad you chose to stay with us.

This home is located in a residential neighborhood. We ask all guests to be respectful of the neighbors and community during your stay.

Please take a moment to review the expectations below. Following these simple guidelines helps ensure a smooth stay for you and a positive experience for the neighborhood.

Guest Expectations to Include in House Rules

Respect the Neighborhood

This is a residential area. Please treat the home and surrounding neighbors with the same consideration you would expect in your own neighborhood.

Noise and Quiet Hours

Please keep noise to a minimum, especially during evening and nighttime hours.

Outdoor amplified music is not permitted.

Excessive noise is the most common reason for complaints and may result in fines or removal from the property.

Parking

Please follow all parking instructions provided.

  • Park only in designated areas, and not on front lawns or property

  • Do not block driveways, sidewalks, or alleys

  • Limit the number of vehicles to those approved

Street parking is shared with residents. Please be considerate.

Occupancy Limits

Do not exceed the maximum number of guests listed in your reservation.

Parties, events, and unapproved visitors are not allowed.

Trash and Cleanliness

Follow posted trash and recycling instructions.

Do not leave trash outside or unsecured.

Keeping the property clean helps maintain the neighborhood.

Pets

If pets are allowed:

  • Follow local leash laws

  • Clean up after pets

  • Do not leave pets unattended

  • Noise from pets can disturb neighbors.
