Airbnb Launches Hotel Pilot

According to Skift today, Airbnb is testing something new this fall, but it’s not a shift away from home hosts. The company has launched a small pilot that includes boutique and independent hotels in just three cities — New York, Los Angeles, and Madrid — where short-term rentals are either heavily restricted or banned.
The purpose is simple: to serve travelers in places where local laws make it difficult for regular hosts to operate. By adding hotels in those specific markets, Airbnb can keep its platform useful to guests while staying compliant with city regulations.
For hosts in cities where short-term rentals are legal and regulated, such as San Antonio, nothing changes. Airbnb remains focused on home sharing and small-scale operators, which continue to be the foundation of its business and community.
Airbnb’s leadership has described 2025 as a year of experimentation, exploring new types of stays and experiences. The hotel pilot is one of several limited-scope initiatives designed to keep the platform flexible and responsive to different local laws around the world.
For most hosts, it’s business as usual — and a reminder that in cities that support responsible short-term rentals, hosts remain at the heart of Airbnb’s success.
